The Difference Between a Great Remodeling Firm and a Great-Looking One

What NC Homeowners Should Know Before Hiring a Remodeler

You’re scrolling through your feed and an ad stops you. Beautiful kitchen. Gorgeous tile work. “Design-build remodeling” in the tagline. You click through to their website — and find almost nothing. No team page. No license number. Just great photos and a bright button: Get a Free Quote.

This is happening constantly in the Triangle right now. Understanding NC contractor licensing requirements — and what they don’t protect you from — could save you from a very expensive mistake. Most homeowners have no idea how easy it is to look like a legitimate remodeling firm in North Carolina, because the bar to becoming one is remarkably low.

Here’s what you should know before you call anyone.


NC Contractor Licensing: The Threshold Most Homeowners Don’t Know About

Under NC law (G.S. 87-1), anyone can legally perform construction work without a general contractor’s license as long as the project cost stays under $40,000. No exam. No background check. No state-verified experience of any kind.

That covers a lot of kitchen updates, bathroom refreshes, and cosmetic renovation scopes. Which means the person running the job — and the Instagram ad — may have never been vetted by any licensing authority at all.


What NC Contractor Licensing Actually Requires — And Where It Falls Short

For larger projects, NC does require a General Contractor license. But the structure of that requirement has some gaps worth knowing about.

The Qualifier Loophole: To get licensed, a company needs a “Qualifier” — someone who passed the state exam and is connected to the business. But that qualifier doesn’t have to be the person running your project. They simply need to be a connected employee or officer — which could be a part-time office manager, a bookkeeper, or a semi-retired owner largely stepped back from day-to-day construction decisions. The license is real. The construction expertise it implies may not be.

Thin Financial Requirements: NC’s entry-level “Limited” license — which covers projects up to $750,000 — requires only $17,000 in working capital. On a $300,000 renovation, that’s a razor-thin cushion if anything goes wrong. And things go wrong.

No Experience Minimum: NC does not require any specific number of years of field experience to sit for the contractor’s exam. Three character references and a passing score on an open-book test are the primary requirements.

Watch for the Advertising Gap: Pay attention to what a company leads with versus what they actually do. Some firms advertise custom home building — which signals experience and scale — while their actual work, and their license tier, quietly tells a different story. A Limited license covers projects up to $750,000. Custom home builds routinely exceed that. If a company’s “custom homes” headline gives way to additions and remodels in the fine print, that gap is worth asking about.

The highest tier — an Unlimited license — requires $150,000 in working capital and carries no cap on project size. It’s the ceiling of what the state offers. It’s also the standard Closer Look holds. When you’re investing several hundred thousand dollars in your home, that distinction matters.


How to Tell the Difference

A polished website and good photography are not proof of anything. Neither is a “Free Quote” button — in fact, that’s the first thing to notice.

Legitimate design-build remodeling firms don’t offer free quotes. A real quote requires real design work, real site visits, and real time invested by experienced people. When a company offers one with a button click, ask yourself: what exactly are they quoting, and how? Vague pricing handed out before anyone has set foot in your home isn’t a quote — it’s a number designed to get you on the phone. The firms who do the work properly make that clear from the first conversation.

Before you engage with any remodeling firm — especially one you found through a paid ad — ask these questions:

What is your GC license number? Look it up on the NCLBGC website. Verify the tier, the classification, and that it’s current.

Who is your qualifier, and are they actively involved in your projects? If they can’t answer this clearly, that’s information.

How long have you been licensed in NC? A license number on a website is a start — but it’s not the whole story. Closer Look has held a GC license continuously since 2008 — nearly two decades of completed projects and a reputation built in this specific market. That’s a different proposition than a company that launched two years ago, regardless of what their website looks like.

Does the company show you their whole team — not just their owner(s)? A legitimate remodeling firm has a stable team they’re proud to put in front of you — a designer, a project manager, a field coordinator. A page with a few owner headshots is not a team page. The people who will actually be in your home for weeks or months deserve to be more than anonymous. If a company can’t show you who does the work, ask why.

Do they offer square foot pricing? If so, treat it as a warning sign. Legitimate design-build remodelers don’t price projects by the square foot — because no two projects are alike. Your kitchen remodel and your neighbor’s may be the same size and look nothing alike in terms of complexity, structural scope, or finish level. A square foot number sounds helpful. What it actually does is get you into a conversation before anyone has done the work to understand what your project actually requires. By the time the real number surfaces, you’re already attached. Firms that lead with square foot pricing are thinking about volume. Firms that lead with a conversation are thinking about your project.

Who specifically will manage my project? Not “our team” — a name, a role, a resume. If the answer is vague, the accountability will be too.

It’s worth being specific about what a trustworthy design-build firm looks like in practice — not just in theory.

Your home is likely your largest asset. The contractor you choose to work on it should be just as easy to verify as the mortgage you used to buy it.
